Project overview

Develeco carried out a full energy audit and costed improvement scenarios for a 20-storey commercial building in central London, delivered alongside a comprehensive MEP conditions survey by our trusted engineering partner. The audit was built on the latest available billing information and accurate performance data collected across multiple site visits, with our energy assessors and mechanical engineers working on site to establish a thorough and reliable evidence base. Combining both workstreams, we constructed a highly accurate dynamic simulation model calibrated closely to the building's actual metered consumption. Our approach aligns with leading industry frameworks including CRREM, GRESB and CIBSE TM54. We benchmarked the building's current performance, identified efficiency opportunities across the fabric and systems, and ran a CRREM stranding analysis to show the client where the asset sits against future carbon trajectory benchmarks. From there we produced a fully costed improvement report establishing a credible pathway to net zero operation, with every recommendation market tested for pricing accuracy and deliverability. Measures were structured across several investment levels, ranging from a minimum-spend, end-of-life replacement scenario retaining gas, through to full building electrification via centralised or phased heat pump systems, giving the client genuine flexibility to act in line with available capital and existing tenant lease durations.
